Cash-on-cash return measures the annual pre-tax cash flow received by an investor relative to the total equity invested. Unlike cap rate, which reflects unlevered yield, cash-on-cash accounts for financing. If you invest $500,000 in equity and receive $35,000 in annual cash flow after debt service, your cash-on-cash return is 7.0%.
